Flipping houses out of state - Wichita Falls, TX

I have a lead from a motivated seller. The numbers seem promising however, I've never flipped/wholesaled an out-of-town property. Any advice on doing this successfully?

    Take a business trip there and meet with wholesalers who are experienced and sign a joint venture agreement with them.If they are going to do all the real work like negotiating with the sellers,finding cash buyers,and assigning the contracts,give the 75% of the profits and take 25% as a finders fee for the wholesaler.
