And to be clear, I hate to come off as one that advocates for this model, or likes this reality. It's just currently how the machine operates.

@Wes, I see you've got the property on the MLS. You're going to have a harder time selling it if you're offering only 2% to a buyer's agent. I see it time and time again on 2% or less commissions. It sounds unethical, I know, but a lot of the times I see houses not sell because of that 1% difference. Realtors have a lot more pull than you may perceive: a buyer's agent is going to pick apart your property, especially if it's competing with another property at the same price level with a 3% commission. And that's even if they agree to show it: I've heard some agents refuse to show a property with 2% or less (**please note I'm not saying every agent is this way, just being real here!)

Service Title can help. Brent Noble has done a few double closes for me. Just let him know you don't want to pay for title policy twice (however you have your contracts structured) and they can do a "pass through" title policy for end buyer.

Sean, we ended up not using this strategy, and instead sold the property to use the equity elsewhere. I still think it is a good strategy, however, but like anything else, numbers have to work.

Usually you have to go to county clerk's office (2nd floor of the courthouse) for specifics on lien info for a property. There's two terminals immediately after you enter clerk's office on your left you can use. Bring a pad and pen because they charge a $1 for every page copy.

Read! Listen to podcasts, get familiar with the industry. Google everything you don't know. Don't be afraid to ask questions, and personally, I think the best thing you can do is have a mentor. A mentor is there to help you make familiar of the unknown, to help you get over the fear of taking the next step. It's good you're already networking.
