Nathan and Theresa. Thank you,there is nothing in the hoa bylaws that state no smoking outside. This is a garden home and the yard is fenced in with a 10 foot privacy board in board fence The neighbor stated it was making her violently ill and that it is a health hazard for her as it was coming in through her vents and or windows
she has also been known to harass my last tenant, and sending us text that trees are too close to her home telling us that we need to cut it because there were branches over her skylight and she claims that it was scratching the cover.

she called the city when the last tenant had to sell all of her items at an estate sale due to loosing her job and having to move from the property and cited that she was in violation of city ordinances due to not informing the county of an estate sale. She claimed that when people pulled up to the home it set off her motion activated door bell as well causing her undue stress
we have always been civil towards her and after these past two incidents this month alone is what I was seeking guidance here.

We have a neighbor of a tenant that has called the hoa regarding the tenant smoking in the back yard.

Hi, we are looking to refinance a VA loan & we have started to call a few places; however, the projections are all saying different things. some say wait and some say it will never be a better time. any thoughts on this? and is there a VA lender that anyone suggests?

Thank you all so much for your help, I will reach out to smaller lenders and a private lender as well.  

Once we refi we will place this money directly into a new one.

@Joseph Patterson thank you all, the property is a rental and we lived there for 2 years before placing as a rental while fixing a few issues.

We are through a large lender as of right now, we do not homestead this nor is it a vacation rental either.

One bank said it will be a waste of our time, another said texas doesn't work on cash outs. We have about 60-70k in equity built up and are ready to use this as a brrrr strategy home.

When I went to refinance a home in dallas I was informed by multiple banks stating that I could not refinance for a cash out. I am more than happy to read up on this, can someone lead in the right direction?
