Hey Eric,

Funny, I just read that article again. I'm always curious if there is any data that shows short term rentals create more issues for the city and neighbors. We have stayed in many STRs throughout the US and they always seem to be very well maintained. I'd think people would be more concerned by college rentals in Duluth. I do understand the need for affordable housing in Duluth, but I'm amazed at the resistance to STRs in Duluth since its economy is so driven by tourism. Good luck!!

Anyone in Duluth, MN have a recommendation for a good plumber? I have a water issue in the basement of a rental property, possibly due to a shower leak but I'm struggling to find a reliable plumber I can trust. I've been through a few with very mixed results. Any recommendations are greatly appreciated.

We have a few college rentals in Duluth that do pretty well. We looked a lot into STR as we love the area and there really is potential for rental all year round. The city is likely to increase the number of STR licenses soon (check the news up there), however, they will probably go quickly as well. A lot of people want to be close to "canal park" area (enough to bike, walk, etc.) so I would be a little concerned about getting too far out from the city unless you get close to another attraction (Jay Cook State Park, Two Harbors, Gooseberry State Park, etc.). Superior, WI has some really well-priced homes and is much less strict on STR but unfortunately the "appeal" of Superior seems to be way less even though it is about 5 minutes from Duluth. Let me know if I can provide any further information as we have done a lot of research into this and like I said, we own a few properties up there. If you can find a nice place within 0.5 miles from UMD, that is another option as we have always had a TON of interest in our college rentals there. I heard they are really short on long-term rentals as well, so that's another option. Good luck.

Hey Everyone,

My wife and I are looking at possibly purchasing a currently operating Bed and Breakfast in Minnesota. Anyone have any experience with this type of investment? We have a few questions if anyone is willing to provide their experience. Our main questions are 1) We have received P&L statements from the current owners from the last 3 years, however, is there a way to verify their numbers? 2) We plan to have a caretaker operate the B&B for us as we do not live near the property. Has anyone had success with this type of circumstance? We would plan to offer the caretaker free room & board along with a small monthly stipend. All of our current investment properties are SFH or college rentals, so this is kind of a new venture for us, so any thoughts are appreciated.

    My wife and I are considering the purchase of a short-term rental in the Grand Marais area and would love to get your thoughts on realistic # of rental days/year, housekeeping/maintenance costs, etc. if you are willing to share.  We love the North Shore and everything it has to offer in all of our lovely MN seasons.

Thanks for the great information, my wife and I are also looking at potential cabins/lake homes in the Duluth, Two Harbors, Grand Marais area as potential VRBO/Air BNB options. Anyone have information on what a realistic target for rental days/year would be? Obviously, as others have stated, winter rental is the most difficult time of the year. That being said, there is some amazing snowmobiling, cross-country skiing, and downhill skiing in the area that could draw some customers, and we would enjoy using it in the winter as well. Any thoughts/experiences are greatly appreciated as we have a handful of rentals (SFH and college rentals), but have never done a VRBO/Air BNB investment property.

We have been getting the house ready for rent the past handful of months, but have students moving in on June 1st.
