@Aaron K. Okay I wasn't sure about the Zillow/online info. I was going off of the assessed numbers in the county records. I really appreciate the feedback!

I guess I'm just looking for feedback to see if I'm running the numbers right. So I'm basing this off of $194,100 being the asking price. Really this was just a basic number run, no info on the property as of yet. Does everything look right?

#1 there is no asking price as it is an off-market lead. 

#2 As far as I've been understanding the 70% rule applies pretty much anywhere, if not I've also ran numbers based on 65%(which was recommended by Dolmar down in FL - not sure if you've heard of him).

Property valued at   $194,100

Comps in the low $200's

Here's the breakdown:

   $194,100

x        .70 - the golden rule

_______________

   $135,870

We figured the house to be a medium repair price, so we took $15 x the square footage which = 

   $1,147 - sq ft

x      $15 price per sq ft

__________

  $17,205 total inside repairs(bathrooms etc)

We haven't talked to the owner, but are figuring $20k in repairs(roof etc) Sooo

   $135,870 - after the golden rule

-  $ 17,205 - interior repairs

$118,665

- 20,000 - Cap X

____________

- $5,000 - fudge factor

$93,665 - MAO without profit

You should be able to ask the same questions online as well as in class though. I’d prefer online also because you can work at a faster pace than in class. Plus, not to mention, still be able to get waaay more accomplished with your investing career then you would be able to if you had to physically go to a class!

Hi my name is Corey Keller. I’m 31 and currently reside in Ossipee NH. I’m currently in the process of launching my business. I’ll be focusing on wholesaling to begin. Couldn’t be more excited about the opportunity that sits right in front of me. I’m a brand new investor and am learning at a rapid rate. Some of you have probably heard of the clever investor (Cody Spurber)! Along with his program I also purchased his M5 marketing machine. I absolutely love it. However I probably wouldn’t have purchased anything from him if I knew about BP lol. Just saying. Anyways, just wanted to say hello and I’m looking forward to pickin everyone’s brain on these forums. I’m definitely becoming a pro member of biggerpockets like asap :).
