Thanks again for the advice! However, my wife forgot to mention the software we have called prospect master by Dolmar Cross that has a list of over 15000 Private Investors that show how much money they have available and what areas they invest in. I would never solicit somebody I didn't know and if I did, I would do like you guys said and get to know them first and gauge their interest on investing before I really got down to business lol. Is it still illegal if Investors put them selfs out there? Again we appreciate the advice.

I was aiming to email the Investors in whom I've been in contact with, does what you're both saying apply then as well? Thank you both for taking the time to respond, there is so much to learn!

Good morning,

I'm working on putting an email presentation together to acquire capital and partnerships with other Investors. My question is, what are the key points I need to touch on in the initial email? Do I make it short and sweet and then if they're interested, go into more detail? Any tips/tricks/advice is highly appreciated!!! Thanks!

My Wife and I are VERY interested in the NEXT event! Any idea when that would be set? We, unfortunately, will be in VA during April 19th. But would love to be notified of the next one.

Hello, hello! I'm currently looking to expand my network in New Hampshire and the Portland Maine area. I'm reaching out on here to see if there is anyone in/around here. My Wife and I are fun people who are very easy to talk to and eager to get out there to start making new connections. 

I currently hold down a full-time job as a Crane Operator and travel quite a bit so weekends work the best for us. We'd really love to meet up for lunch/dinner/coffee just to get to know each other and maybe pick some brains, haha.

Thank you, everyone! I knew this was one of those 'move fast' type of deals and I was right! By the time I was on the phone with my lender, my wife was back on the phone with him and he had already signed a contract for $63k - which we were going to offer $60k so in the end I guess it was a nice little test run and great knowing my numbers were close! 

Again, I appreciate everyone's feedback!

I have a motivated seller currently meeting with a rehabber. He inherited the property when his parents passed, come to find out the house was copper mined, basement COMPLETELY flooded(up to the floor joist - which are apparently ruined) and from what he's saying the house needs to be torn down.

There are about $50k in back taxes owed and he has until the 15th to pay $4,400 cash to the county. I haven't been able to get a hold of my REA, and the comps I'm finding online are over a mile away. I'm finding myself stuck, but feel like this could be an amazing opportunity since the property sits on 3/4 acre in the heart of the city, which leads me to believe it can be subdivided.

He also said he would be VERY happy to get $70-75k for the property, so should I offer him around $15k and offer to take care of taxes/closing costs? 

Am I in over my head on this one?!

@Patrick Liska, so we just went to a 3-day seminar that gave us ideas on interior price rehabs that said something along the lines of:

 low rehab= $10/sq'

medium rehab= $15/sq'

high rehab= $20/sq'

luxury home= +$5 per sq' to any level of rehab

that's not including cap x repairs. 

floors, lighting, painting etc. all fall under the price point described above. So just looking at the outside of the house, and going with medium repairs I came up with $17,205 for interior repairs. When I actually talk to a motivated seller is when I can hone in on my numbers!

And 240 would not be a valuable comp based on square footage and beds/baths. that's why I believe it to be no more than the low 200's.

@Grant Rothenburger thanks for the advice. hopefully she doesn't know about Zillow and if she does looks like ill have some explaining to do. like I said before, this is just at first glance. I HAVE NOT talked to the seller yet. so who knows she might not want to sell. I am new to this and just wanted some advice for the numbers I do have to work with. @Brent Coombs yeah the deed says the land is worth 124,000 so that might be a good starting point depending on the inside. surrounding properties definitely look waaaay better lol. @Patrick Liska again this is a first glance kind of thing. a bird dog brought this to my attention! All I looked at was the deed that says it was appraised for 194000. so that's what I based my numbers on, 194 being the ARV. so WITHOUT everything else that goes into this that I am aware of, and based off of the numbers provided, do my numbers look right? that's basically what I was getting at!
