Hello I heard recently that it is a good idea to partner  with a General Contractor on properties to go 50/50 split. How do you go about setting something like this up? Is this a good idea? Has anyone ever done this before? Please advise.

No I didn't even think about these charges. This is just a preliminary look. Thank you for all of the information. I really like the 70% rule. I am just getting into investing into properties and running the report so I don't have all of the answers to your questions. Thank you for asking such questions to allow me to start to add these type of issues into my analysis. If you have any more suggestions on how to analyze these properties with more accuracy I am open to any and all suggestions. Be on the lookout for additional analysis, the more I do this the more I will learn. Thanks again for your questions.

Hi John, my formulas said that I have an infinite amount of income  potential  so I'm not sure what I did wrong.  I was planning on using a  conventional loan  and my criteria is at least $100 a month  12% cash on cash return .

Thanks John, for the advise/coaching. 

  1. I saw the Zillow estimate and assumed I could get that value. I will re-evaluate based on the comps.
  2. I never knew that was in option. Thank you. 
  3.  The Acquisition loan will not be a Hard Money Lender. Does it makes sense that I use a conventional loan and use a hard money lender to fund the rehab and refi after 1 yr?
  4. Thank again, is there a formula to apply to assume the closing cost?
  5. I will edit my analysis to include these 2 factors. Thanks for all of the advise.

Hello I am a first time investor and I am looking for suggestions on contractors they are reliable I will be using the BRRR Strategy and before I purchase my first property I want to see if there are any contractors that someone would recommend.
