@Bill Brandt income about the same. Evictions aren’t too hard in the area to my understanding. Also worth mentioning it is in a C class neighborhood

@Galen Ikonomov good insight. I have to iron out my criteria. That’s what I should focus on first.

@Bill Brandt I’ve only had the listing posted for 4 days. Got another applicant that seems like she might be better. 550 credit score. 2 months is legal in my market, I googled that.

I’ve got an application with N/A credit as she’s getting divorced and all of the credit cards were in the ex husbands name. She said she could pay 2 months security deposit and first and last month rent. No criminal history. Makes 3.1X monthly rent. Would people rent to her? First screening so don’t want to mess it up.

Anyone work with a company they would recommend that send mailers that they really like? I want to start a mail marketing campaign and would love a company that made the mailers look hand written.

@Dave Stokley absolutely. I know I googled a little before posting this question and I saw only one article. That article was short term rentals being disallowed due to covid. But couldn’t find anything else. I was thinking I’d just call the local offices but now I’m not sure how that’ll work out for me! I’ve got time. Wasn’t planning on looking at places until January so planning on researching the next two months. Appreciate the input

@Dave Stokley I figured that’s what someone would say. Felt silly asking the question but thank you Dave. I’ll do that
