@Alexander Coleman Hey Alexander! Thank you for such an in depth explanation from your perspective! It truly has been difficult to find information for landlords on this topic. This really helped shed some light on this for me!

@Bill Ward consider yourself very lucky. Our local hospitals are at max capacity. An employee of my mother in law may very well be on his dead bed. The only way he got a bed is someone died just in time…

@Alessandro Vene If you do not mind me asking, is this an a, b, c type property?

@Theresa Harris thanks for the reply! Wow… that is incredibly terrible. This moratorium practically gives incentive to not pay. I wonder if landlords are seeing a spike in tenants that can afford to pay but aren’t paying their rent just because they can get away with it.

Hey everyone! I am a super newb that is currently getting ready to buy into multi family units. Hopefully this isn’t a naive question but in all of my research on this topic I have come up empty. My question is, have landlords been getting reimbursed from the tenets that don’t pay their rent during this nightmare eviction moratorium? And has the reimbursements been country wide? Thanks in advance! 😁

@Tyler Lloyd defiantly try bp calculators out they are a life saver and really itemize cash flow, coc ROI, etc. On a side note, is that a typo? $6900 in property taxes on a 250k property?? 😳😳😳

Another potential idea (depending upon the laws in your area) is raising rent to the market rate or plus some and see if they stay! That way, if they decide to stay, you’ll be compensated properly, so you can get a solid cleaner for when they do leave!

I think this is a fantastic idea all around!

@Mike Adams i think if you were to ignore this issue until the eviction, it could cause more damage to the frame and could destroy it completly. This could make it go from a cheap fix to something more serious. i would personally fix it asap. Put longer screws in the hinge plates. Hope this helps!

Got it, i currently have the lease m2m, so I’m going to review and modify to pertain more to this situation if i haven’t done so already.

Do you have any suggestions with wording?

being month 2 month maybe don't renew the lease?  I am still learning about the lease agreement part of land lording but if you really "have" to renew the lease could you maybe use the wording "fire hazard"?

@Kenny Dahill You sir, have my vote for whatever political spot you choose to run for!!!!
