Hello Everyone!

Welcome to Dallas. While BRRRR sounds great, I think right now for the most part in the DFW area it is pretty tough. I don't really see anyone doing it or even really talking about it any more. Prices probably just too high in most cases at this point. Seems like he had a podcast about a year ago where he discussed most of his investment concepts are somewhat dated right now and were really for a different era or economic environment.

Probably what works best right now is rent by the room/house hack.  So buy a 4-5-6 bedroom home with 3-4-5 baths and rent by the room.  That isn't easy, but probably gets you where you want to go.

LTR also possible, but you probably need to have 30-40% down in the better neighborhoods to break even or cash flow.

Hello Bruce,

Hope all is well! Oh wow, that's good to know. I didn't realize the market in Dallas had shifted so much in terms of price and cost. I'm noticing Airbnb is very popular here in Dallas, and a lot of people I connect with now are talking about how they room in Airbnb's due to the rising cost of rents.

Is it okay if I shoot you a colleague request? Would love to have a conversation when it's convenient for you.

Thanks,

Corey Flood

Hello Everyone!

It’s been a while since I last engaged on this forum, and I’m excited to reconnect and start networking again.

My name is Corey Flood, and I'm a Cybersecurity Analyst who recently relocated to Dallas, TX. I'm eager to dive into the local real estate scene and advance my journey in this field. I've been actively seeking mentorship opportunities in Dallas, diving into real estate literature (including David Greene's BRRRR method), and connecting with others who are passionate about achieving financial freedom through real estate.

If you work in IT, are based in Dallas, or simply want to connect, I’d love to hear from you!

Looking forward to hearing from you,

Corey Flood

@Bill Hampton Nice to meet you Bill! Thank you for the resources you provided. I've been saving a ton since I was last on here, and have invested a lot of time into learning material and networking.

I'll definitely look into these resources you sent over to me. Not sure if you're on Linkedin, but feel free to shoot me a connect on there, as well as one on here.

Thanks again!

Hey Peter,
Thanks for sharing those books with me. I agree, the practicality is worth a fortune, and I truly value people's experiences just as much as I value the common knowledge of REI. I'll give these books a look when I get the chance.

Feel free to shoot me a connect and we can chat offline.

Thanks,

Corey Flood

I read "Rich Dad, Poor Dad" then talked to my father-in-law who was a REALTOR. He agreed real estate investing was a good idea, but gave me no formulas or other advice. He just told me of a townhome on the market that he liked, I bought it, and it worked out. I wouldn't advise that today, but real estate is a very forgiving investment vehicle that erases a lot of mistakes.

I’m glad the first investment worked out! Thank you for sharing that, and I have started reading that book, and I definitely need to finish it.
