You needed to get your license to find extra income? Or to increase your own ability as an investor? I believe you only need a broker if you're buying/selling for other people?

Oh, and hang on to it. Those numbers aren't great for a flip, but pretty awesome for buy and hold.

@Cynthia Ferris Cynthia, this is a pretty decent starter investment IF you're prepared for anything. If you tighten up those numbers to find them more conservative, it still makes sense. It's not a killer deal, but most starter deals aren't lotto tickets either. My first deal was similar, but I put in a lot of work, and it taught me a lot.

Give us more info and let us give you more insight. I think it's a good start.

@Eric Dailey Hi Eric, while I'm familiar with lining up a buyer before you invest in a property, I'm curious about the owner financing part. Didn't the CFPB put a hold on owner financing actions, requiring certain qualifications with the SEC which inhibited non accredited investors from offering financing?

I'm bidding lenders on a property in Portland, one is requiring 2 BPOs as part of the negotiation on the loan. She has mentioned that the cost of those two BPOs will be included in my upfront fee. Her stated cost is $600, though the last time I hired a BPO, I paid $100. That was in Costa Mesa last November, so I might just be experiencing a new market, but for my piece of mind, what are investors paying in Portland?
