@Jeff Coffman Unfortunately not. He's an agent and investor who looks out for properties of interest as they pop up on the MLS and from word of mouth. But I'd also be interested in connecting with an REO agent.

In all seriousness, I have an agent that sends me 2 & 4 family properties available in these areas if you're looking to house-hack. I can DM you his contact information and he might be able to help out. Personally I think U City would be my choice out of those areas. But I also have a single family in Dogtown that has a ton of interest every time it comes available and I'm looking for my next back in that area. 

In Soulard, you can be sure your tenants will be having a Mardi Gras and whatever else party, I'm not sure I'd want to deal with that wear and tear myself, but it's also a popular rental area and vacancy percentages should be low.

Jeff, 

I'm just getting started in St. Louis. I have a single family in Dogtown and a single family in Brentwood. I'm looking to stay in stable areas like the Brentwood, Glendale, Dogtown, Kirkwood, etc. for either buy and hold, BRRR, or flips. I welcome any advice from folks in the local industry. It seems that some of the potential flips are turning into more expensive tear-downs in the area though.
