Google Voice does not offer this.  I like @Robert Draiss recommendation of CallRail, that does offer this for cheap.  


With marketing, it is best to use a separate number for every campaign.  This way you know exactly what campaign they took the action to call.

Hello All,

There is a good scratch and dent place in North Fort Myers on Old 41 Right before the edison bridge on the right. I got my Washer/Dryer there about a year ago.

1) It depends.  Do you work full time?  Can you answer the phone during the day?  PIcking up calls is always preferred but sometimes people's schedules don't allow for it.  On the same hand, I wouldn't recommend you use a call service while starting out because that will increase your capital output before you even get started and that's usually scary for people.  In any case, I would always take calls yourself when starting out.  Talking to sellers is one of the most important skills in this business.  I would get a Google Voice number and put the app on your phone so you can take incoming and make outgoing calls.  When you can't answer the phone, let them go to VM but be aware, it's going to take many calls and follow ups to get in touch with these people.  That's way it's always better to have someone answer.

2) If you find a homerun deal, you'll have plenty of options.  Some suggestions - you can straight up wholesale the property, you can partner with another investor or you can sell it to another investor and base your fee off their profit. Keep in mind that the last 2 options should only be done if you know the other investor well and they are very reputable.  Wholesaling or assigning is not illegal in my state.  If you need an assignment contract, I'm happy to provide you with mine - just PM me.

3) Don't waste your time with a CRM for your lead database.  It will just complicate things.  However, using a CRM for lead follow up is really helpful.  Most deals are won through the follow up.  If you need a lead database template, PM me and I'll send you an example.

I plan on purchasing a duplex within the next 86 days, Before January 1st! 

Right now we are focused on NE Cape Coral but will obviously look anywhere in Cape. 

Right now that is the plan, to live in one side and rent the other. Can't wait to start!
