Google Voice does not offer this.  I like @Robert Draiss recommendation of CallRail, that does offer this for cheap.  

With marketing, it is best to use a separate number for every campaign.  This way you know exactly what campaign they took the action to call.

At a minimum, 100% get another phone number just used for this.  Google voice is free and will ring to your cell phone

1) It depends.  Do you work full time?  Can you answer the phone during the day?  PIcking up calls is always preferred but sometimes people's schedules don't allow for it.  On the same hand, I wouldn't recommend you use a call service while starting out because that will increase your capital output before you even get started and that's usually scary for people.  In any case, I would always take calls yourself when starting out.  Talking to sellers is one of the most important skills in this business.  I would get a Google Voice number and put the app on your phone so you can take incoming and make outgoing calls.  When you can't answer the phone, let them go to VM but be aware, it's going to take many calls and follow ups to get in touch with these people.  That's way it's always better to have someone answer.

2) If you find a homerun deal, you'll have plenty of options.  Some suggestions - you can straight up wholesale the property, you can partner with another investor or you can sell it to another investor and base your fee off their profit. Keep in mind that the last 2 options should only be done if you know the other investor well and they are very reputable.  Wholesaling or assigning is not illegal in my state.  If you need an assignment contract, I'm happy to provide you with mine - just PM me.

3) Don't waste your time with a CRM for your lead database.  It will just complicate things.  However, using a CRM for lead follow up is really helpful.  Most deals are won through the follow up.  If you need a lead database template, PM me and I'll send you an example.

I'll keep you in mind when I get ready to sell my duplex which I'm planning to do in Feb/March and do a 1031 exchange and scale up into a 5+unit.

Ashley, I I'm new in this also, at least I have not done a deal but have been direct mailing for over a year, just not a lot so far, so for what it's worth :

1) I take my calls straight to my phone but using a Google number with its own ring tone so I keep business calls separated. 

2) you can sell it to me. As far as legality I'll have to defer to others who know better but seems like people do it everywhere and here also but they officially it's as they say a "grey area" so just keep honest about what you're doing and don't piss anyone off I guess. 

3) I just use a spreadsheet. Mind you I think I have the mind and patience for it, but with work it has worked for me. Better if you can and like to meddle with spreadsheets, otherwise shop around for some software. Without anything to compare tho I like to think mine kicks butt you're free to use if you want. 

If you have other questions for another local newbie I can offer whatever I got and am always open to making local connections as as I mentioned I'm looking to buy other's deals and sell my own  too. Good luck. 

Hi Ashley, what part of the Cape are you interested and when do you anticipate purchasing the duplex? My first investment property back in 1999 was a duplex in NE Cape Coral and I still have it. It's a great idea especially if you'll occupy one of the units which will entitle you to great financing options you can benefit from even after you move out/on to you next investment.

I have a done a few small direct mail campaigns with handwritten letters (I pay for the service locally).

1. I send out letters on Fridays so that they arrive on Monday (best days to receive DM) in batches of 100 letters which will typically get me 2-5 calls. I field all the calls myself as these leads can lead not only to a deal but also a valuable contact.

2. I provide the deals I don't like to a real estate agent who will provide me a referral fee. Also you should have funding options lined up before starting a campaign. Many sellers will want to close quickly or have proof of funds.

3. I save all data in my phone and an excel....There are much better ways to do it so don't follow me lead on number 3.

Hey @Corbin Jackimowicz. Here are some answers to your questions:

1.  Call intake should be handled by yourself to begin with. You need to be familiar with these things. Later you can hire a call service or call center to handle these calls. They can be very draining.

2.  You can wholesale your deal for an assignment fee to another investor. This is the equivalent of selling your contract. You do not need a license to do this, but there is a certain way it needs to be done to make sure you are doing it legally.

3.  You need a quality CRM to keep track of things. Podio is free and can be very useful.
