@Ann Nguyen and @Kahren Aydinyan. Broken arrow is a nice market. It is the largest school district in Oklahoma. It is very competitive market. I managed about 50 homes in BA for a while and they all rented very quickly and for good prices. Owasso is basically the same as BA. Both have desirable schools, steady appreciation, good rents. Now for the bad, it is very hard to find cheap homes in the area so they may not cashflow or appreciate as much as homes that are in the path of progress in tulsa. Finding a home in these markets that makes sense is 5x harder than it is in Tulsa.

If you have any specific questions I would be glad to provide you with what I know or have access to.  Depending on your goal it may or may not be the right place for you. I have found many investors with solid conservative goals like these markets. While they returns may not be maximized they are predictable and that is what they are looking for most.

@Joe S. Tulsa Has a ton of 50k homes. They do get solid appreciation, some even in the path of progress and have rents of $750-$850. I Just sold a friend a house in what Tulsa calls "The Pearl District" which is really coming up quick for 55k. with about 5k in work it would rent for 750. Or I sold one not so much in the path of progress, little more crime in the area but overall not a bad neighborhood for 20k. needed 5-10k worth of work and would rent for 650-750.

Just got it set up for next Tuesday at 530pm at NEFF Brewery downtown Tulsa. For some reason it isn't showing up in the events. The event page on Facebook is called Tulsa real estate investors meetup.
