@Ruth S. I hired them to do cold calling for us. They made promises they did not hold up to. Very dissatisfied with their service. I would not recommend to anyone.

We hired REI call Center and they have not upheld their end of the agreement at all. They basically stole $5000 from me in exchange for 5 "leads". None of them were motivated sellers at all. My company is experienced and great at converting leads. They just did not perform at all. They kept promising they were going to pull through and they would put their best people on it. not a single lead came in for a month after promising 20-40 leads per month.

Has anyone used Easy button leads. We hired another lead gen company (REI Call Center) and they are failing miserably at their job. Promise one to two leads per day and we are on day 20 and have got 3 leads. only one that will maybe list with us a year from now. They are super hard to find reviews for. Please advise!

That is great information. Thank you! I am not totally sure what it is now but I think it is 1" so I am presuming I am going to have to rerun the whole loop. That also makes sense because there is 2 elevations to the park and the line has decent pressure on the low end but on the upper end has very low pressure. I think In order for me to move forward I will just have to plan on running 2" minimum and maybe adding a pressure pump. This park is in a rural area on a lake and is in a prime location but there is literally like 1-2 plumbers that work the area and already told me some things that aren't congruent with the things I know from working with good plumbers in the Tulsa area. The owner ran all new pex lines a couple years ago so I don"t think they would have any blockage or anything probably just did it wrong from the get go. Looking at 2" PEX it is pretty pricy. Do you use PEX for that or is there another material you use for the main line going in?

Hello,

Has anybody successfully converted a MHP to an RV park. County is forcing us to shut down and I’m looking for options.

Will they allow you change it to an RV park?

I've never converted one but I have build a few RV parks. It shouldn't be that hard but that depends on why they are shutting you down. If it's because of infrastructure (like septic for instance) then you may have to hire an environmental company to come and clean up. That's not cheap. If it's because of a bad element living there, they may not let you convert. Ann RV park that is not taken care of can get just as bad as a MHP that's not taken care of.

I'll help any way I can with your questions. Let us know how it goes.

Hey Mike, I am currently buying an RV park that was converted from a MHP. It used to be on well water and is now hooked up to city. I believe the current owner who ran the new water lines put in to small of lines because there is insufficient water pressure. There are 38 hook ups. What size is the main water line you run to your hookups? is there a good way of figuring this?

I am a real estate broker in Tulsa OK and have been advertising on BP. It has been great at getting me a ton of buyer leads! The challenge is that I am not having luck finding near the amount of deals I need to feed these hungry investor's! I get some from my local investor network, some from wholesalers, some from the mls and am looking to expand my reach. I heard David Green mention recently that a ton of his deals came from turning single family into duplexes. This sounds interesting and probably have the contacts to make this happen but not sure how it would work in my market. If anyone has any ideas they could share I would love to hear them!

Post: Should I invest in North Tulsa area? Which areas are better?

@Kingsley Edemidiong I would try to identify where you might have an advantage over the competition. Any market will work just fine but we tend to do best in the markets that we find enjoyment and have a bit of a leg up in. I know people that do great in north Tulsa and I know some people that do great in all other areas of Tulsa. What I have found is that the people doing the best in a market tend to have something figured out about that market that no one else seems to have figured out or at least very few others. Find your natural strategic advantages and areas you are passionate about and they can help to point you in the direction of the market to get started in and will most likely find the quickest growth in. Hope this helps and good luck!

@Nate Sanow thanks for the tag.

@Brian Wagers for sure it is a super hot Multi-Family market. I get calls all the time from out of state investors looking to buy multi family in Tulsa. There is WAY more demand than there is supply. Fortunately because of the recent events of the world it appears that many long time owners are starting to consider to sell! I see many deals coming in the next year here in Tulsa!!!
