@Shehzad S.I agree with some of that but I am still interested in observing regional trends.

On a whole I think that, in the right hands, data is definitely an asset and not a liability.

Where can I obtain data that's useful for analyzing investment RE markets?

As an example, it would be great to have a detailed heat-map of population growth in the US. Or the same thing but for growth in median or average salary. Or one that visualizes areas with salary growth outpacing (or not) the appreciation of MF RE in that same area.

I know that I could create my own visualizations with analytics tools like PowerBI but in order to do that I need sources of data (typically in a CSV format though web page tables can be scraped.)

And of course if someone has already invented this wheel that makes it even easier so I'm also interested in any analytics apps/sites that can be useful for exploring and comparing regional markets.

@Michael Plaks thanks for your response. I started renting out the home about 15 months ago so I should meet those requirements for 121. Just to clarify 380k would be my profit from the sale after paying the mortgage and comission. I'm estimating my cost basis around 250k and sale price at 620k, with 200k left to pay on the mortgage.

This would be an obstacle for me. My equity is most of my net worth. I was hoping to do 20% down but could scale back my goals to accommodate 25%.

@Brad Hammond thanks for referring me to that book, it looks interesting. I noticed that the author started his own deal analysis app and I might try that as well.

This is interesting because we are all looking for the signs of what could lead to a correction in housing prices. Presumably, competing mills are already starting up to capitalize on this price gradient and the resulting glut of unmilled timber, and eventually lumber will come back down in price. That sounds like a timeline of a few years at least.

I'd like to sell my rental home and buy the largest MF I can afford (likely 6-10 units.) If possible I'd like to move into one of the units as I'm currently paying rent. I'm estimating sale proceeds of 380k and my home is 121 eligible, so 130k needs to be protected by 1031. What would be the tax implications of moving into that 8plex that I buy if I spend 300k on the down and pocket 80k as reserves? Would I be splitting off the unit for tax purposes, would it totally disqualify my 1031? If I wait for some period of time can I move in later?

I'm thinking about selling or doing a refi on my rental home and getting the largest MF complex that I can afford (most likely 6-10 units.) I'd like to do this soon but I know that education will improve my returns. What books should I read, what topics should I familiarize with and search on BP? What are the biggest pitfalls? I'm relatively uneducated in tax, finance, and running a complex.
