Hello, I’m a 23 year old who has taken the NYS Real Estate 75-hour course. I’m currently looking for something remote due to health conditions. Although, I wasn’t able to complete my exam I love learning about real estate and would love employment opportunities that can help me learn more. If you have any employment opportunities you’d like to offer (not an agent of course) since I hold no license, but anything useful where I can work remotely that would be helpful.

I have roughly 2 years of customer service

I’m a business/entrepreneur major

My former job was at TRR where I worked as a luxury Authenticator and I'm looking to start my own business that I already own as an LLC once my health conditions get better.

Hello everyone,

I’m new to the game. Currently wholesaling at the moment. However, I’d like to invest in a property long term. It’s been kind of difficult and in the midst I’m looking for a business partner. I understand nowadays it’s hard finding a mentor and most of them charge an arm and a leg, but it would be amazing if I had some mentorship through this process.

Where are you located? And are you wanting to do a short term or long term buy and hold? It can be hard to find a mentor, but honestly, this is the place. I visualize this entire forum page as a mentorship group. So, ask away!

Hi Kaitlyn, I’m located in NJ. I currently have two properties I’m trying to sell at the moment in Salem,NJ. For those two property I don’t want to do either short or long term just sell it to a cash buyer. The only problem now is finding a cash buyer which is a bit difficult at the moment. I appreciate your willingness to help and provide advice.

@Account Closed If the ARV is accurate those sound like deals to me. You should have plenty of interested buyers. You can advertise it here in the real estate listings section.

Yes, the ARV was calculated by a really good system and also based on recently sold comps in the same area and similar sqft so they're pretty accurate. Thank you so much I didn't know about that. I'll get on to it.

@Account Closed And how much are you trying to sell them for? That will tell us if you have a deal or not.

The first one is $95,000
The second (4 bedroom) is $97,000

As that goodlookin dude above me said...

Share your numbers, and we can help you troubleshoot this for you.

Here is what I want to know.

ARV

Cost of repairs (add pictures for us to see if this is done correctly)

How much you have it under contract for.

And what do you think the expected profits to the back-end buyer is.

 Hello,

the numbers were added to the gentleman’s post above in the quote. First one is the 3 bed 1 bath second is the 4 bed 1 bath.

@Account Closed The first question is: Do you actually have a deal?

What's the ARV? What do you have it under contract for? How much repairs does it need?

Second question is: Where have you advertised it?

Yes, I have a deal on both properties and both are under contract. As far as repairs, both are average one of the properties needs the ceilings replaced I believe. Other than that it’s just kitchen, bathroom, flooring. I wouldn’t say it’s a heavy repair gut work for either one just average.
ARV: $277,000 House 1 (3 bed 1bath)
ARV: $297,000 House 2 (4 bed 1 bath)

I’ve advertised both properties on Facebook.

Hello everyone,

I’m currently working on my first wholesale deal with the property under contract. As of now, I’m finding it a bit difficult to find a cash buyer. Any suggestions?

Hello everyone,

I made my offer on a property. However, the final approval is a photocopy of a cashiers check. I’m a wholesaler working with a cash buyer. However, it’s through a program. Meaning it has to be under contract in order for me to submit the property to him and await approval. What should I do?

I’m looking into a beautifully renovated A-frame house that I’d like to invest in. However, I’d like to sublet it and use it as an airbnb. If anyone has done this before could you suggest any tips?
