Congratulations on the snowball to business. 

Is really gratifying to hear such stories. 

The project successes are the best. 

My wife and I were just thinking back on the success of our home rehab. 

We bought the second worst house in a lovely town near the beach in NJ. 

Now it is a lovely open plan place with its bones dating back to 1893 and 1929. 

A daring bet that has yielded us a place in a town, with its great schools and people, that we should not have otherwise tried to afford.

I can't even imagine how bad that smelled. 

The courage to face that much odormute must have been big. 

Our family once had to prepare a smoker's place for sale. 

That stuff is a miracle.

I'm partial to the advice that @Bill Gulley have offered. 

Find time daily to acquire real estate knowledge as you are starting out. 

Listen to podcasts while driving for dollars. 

Network and meet lots of informed people from whom to learn.

The courage you mustered to carry on must have been immense. 

No doubt all you had learned and experienced to date gave you leverage. 

But coming back from a negative net worth must have been brutal.

Getting up after getting kicked is tough. 

Well done for wiping it off and continuing forward. 

Life is nasty, brutish and short as one dead wise man once said. 

No need to stay down but it sure does hurt to get up. 

The crisis knocked the wind out of me. 

Made me furious. 

But we took some calculated risks and now see its aftermath as a generational buying opportunity. 

Would have been nice to have avoided the kicking but we're on our feet now.

Finding independence seems too important after a while.
