@Alan L.  What are the best options moving forward on a website carrot, propeller, or a wordpress site with SEO from a freelancer? Should I worry much about owning the site or more about the traffic it brings?

Im currently awaiting the reappraisal of my 1st property to remove my $111 PMI. I put extensive work into it and foresee a nice increase in the value from the initial 380K purchase to a conservative number of 440K I have 335K left on the loan at 4% APR. I was recently told by a mortgage broker that I could refi into a 2.75 APR loan saving me roughly $360 (this includes the savings from the removal of the PMI). The Rifi closing cost is roughly 12k which would take away from my funds for my next property. Should I consider the Rifi and look at it as a imaginary cash flow property of $360 with just 12K down or keep saving up for the investment property I look to get this year?

Thank you all for the great advise. It seems like both locations have there own special features. I like @Gloria N Gear comment on the variety of industries in the Indi area. I guess the question now is where are the best areas for Buy and Holds and Flips?

 Thank you,

I agree 100% on the network, its been said that as a beginning investor having an real estate agent as oppose to a wholesaler is a safer bet. whats your take on this?

Once you decide the area ask for recommendations on a good property manager and get their opinion.  I can get you in touch with mine if you would like.  They are very good and talking about risks and such and are very good at keeping your investment safer.

Thank you all for your input, building the proper team is key and so I would love to get in touch with your PM. How many properties you have with them?

Hello BP family, I have narrowed my decision down to invest in either Pittsburgh, PA or Indianapolis, IN. the difference between the two are that Indiana has a bigger population with 876k compared to 301k in Pittsburgh. Indiana also has two of the biggest professional sports in their city with basketball and football teams. I'm curious to know if either state has laws that will waiver my decision. Any suggestions is greatly appreciated.

Hello BP folks, I'm a new investor from NY looking to branch out and buy in the Charleston, NC area. Would anyone happen to know the garbage, water & sewer fees? If so what is the average cost for a 3 bed house.
