I have a project in Florence SC that needs new minor cosmetic work in Florence, SC and looking for a good handyman to get it done. 

- Install LVP Flooring, Change bath Vanities, Paint Rooms, Refinish & Paint Kitchen Cabinets, Clean Out Pool

Does anyone know of good attorney and/or transaction coordinator for a Subto deal near Florence SC. This is my first Subto deal as an out of state investor and I need assistance on sealing this up. Any help will be great

 You are thinking of your choice from a financial / landlord perspective, when I would suggest you think about it from a functional / tenant perspective. 
Pretend you will be living in one side of your duplex… it’s 8am and you go to take a shower, but there’s only 1 minute of hot water left because your next door neighbors took showers at 7:30 and 7:45am.  Ponder that and you will find your answer pretty quickly.

It’s not about whether it’s an official duplex, it’s about functionality… especially if you may have 4 people living on each side.  Each side should be entitled to their own hot water supply, regardless of who is paying the water bill.  And think of this… whose electric bill would a single water heater go on?  

The spiting of electric issue was exactly why I was considering 2 hot water tanks. I plan to order 2 30 gal tanks for a 3 bed and 2 bed split. Think that’s enough?

My personal approach is a 30 gallon for a one bedroom, 40 gallon for a 2 bedroom, and a 50 for a 3 bedroom on a single tank.  If you use multiple heaters I would use the same based on how many bedrooms each serves.  Keep in mind that other things use hot water too.. clothes washers, etc.

The hat water tanks will run solely the hot water supply the heat is electric. Also there is only 1 bath for both units. Still think I should go bigger water tank for the 3 bed unit?
