Hey BP!

Trying to get started in wholesaling. Have listened to lots of podcasts, YouTube videos and read some articles on this real estate vehicle.

I believe in honesty is the best policy so I plan to tell the seller I am a real estate investor who rehabs properties / buys and holds and also works with different investors!

My question is if I have potential buyers coming to see the property (contractors / plumbers, real estate investors etc) how do I portray these potential buyers to the seller without spooking the individual ?

I’m wholesaling in NYC also, so any tips would be massively appreciated.

Hey bob,

no skin in the game but I'm hungry and after refi its a cash cow.

first multifamily investment.

25% on top of the 75% hard money loan. financing 100%, I have 60k in cash reserves but I want to keep it reserved. the property does not need much work at all and there is actually a tenant in there right now. the reason why im going hard money is because im not working and no bank will touch me but perhaps in 6-12 months they will. rent rolls $3700 conservatively. arv $500,000 again conservatively.

Hi bp gang!

found an awesome investment opportunity in the new york area. multifamily 3 over 1. It's a little risky because I've been furloughed with the virus, but i was thinking of pulling a hard money loan ( refinancing after 6-12 months ) and getting the remaining 25% from a private lender.


this is my first real estate investment.

is my strategy logical ? and if so what hard money lenders do you recommend ?

risky but without risk can one achieve reward ?

Hey guys,

So my girlfriend and I came accross annie mae's scheme for first time buyers, we've been really attracted to what we see.

were after a small 2 family beaten down house in nyc on of the boroughs, keeping an open market mind. Trying to plant the seed in our real estate investment journey. 

who has experience with this and what advice can you offer to us ? should i be taking advantage of nsp etc ? is the loan process tough ?

I just want to make sure the inspection is done before the final closing bell ? also does it protect it from other offers ? how much roughly is earnest money ? Nyc , 2 small family

Hey guys!

so i found a house im interested in & I want to make an offer if they accept does this put it under contract? 

I don't know the procedure for "under contract" if i was to pull out for some reason does this cost me anything ? by going under contract does this protect the property from other offers ? and should I get the inspector before or after ?
