That’s what I think I am going to have to try to shoot for when I talk to him about it next.

I possibly have a deal with my father in law. He owns a condo free and clear and has been vacant for a while. He personally wants nothing to do with it but make money from it being sold. I don’t have the funds nor do I know where to find them. The property is in CT. Anyone have any ideas?

Quote from @Eliott Elias:

Shoot for owner finance, as low down as possible and an interest rate lower than what bank is offering. I sell my properties owner finance and has tremendous benefits to the seller

I have a call scheduled with him tomorrow and that seems like that route I am going to be trying to shoot for. A little unsure how to go about it, but will do my best. Thank you for your input!

Quote from @Marshall Leipprandt:

@Connor Welch Where are you looking in FL?

If they owe nothing, you can be a little more creative in seller financing if you think that might be something they would consider. However, most sellers will typically elect to just sell at that point to get the capital out of that property.

I have two short-term rentals in Florida and if you do pursue this property, I would encourage you to also try and get it furnished. Will save you possible tens of thousands of dollars and a lot of time. You'd be able to get it back up as a rental quickly after closing.

It is in Kissimmee. That’s what I have been thinking as well. From the research I have done it looks to me like he is an investor, so maybe he will be more open to creative finance. Thanks for your response’

Property is located in Florida. I am located in
PA.

How would you guys go about a property that someone is willing to sell (currently use it as a short term rental) but it looks like the property needs no rehab? PropStream shows there is nothing currently owed on the property.
