@Christine Kankowski I love the idea of offering guarantees and no contracts! I'll be putting some time into thinking both of those ideas through fully and testing them out :-). Clear communication definitely seems to be key.

@Forrest Williams I've taken the pre-licensing education, will be passing the state test within a month, and have plenty of customer service experience. My business partner has experience in construction and so we have no direct property management experience yet! I'm also going to be going through the BiggerPockets -> Education -> Property Management resources :-).

When you have a unit you want professionally managed, what are you looking for in the management company? What are the things that cause, you as the investor, the most headaches? A partner and I are looking to start a property management company and would love to know what makes an exceptional pm company!

@Randy Bates Okay, I didn't realize this was your main concern. As Jacob mentioned there are sometimes city or state specific programs that help in case they are laid off or get sick. Best of luck!

It completely depends on the local market :-). Here in Kalispell, MT there is a substantial shortage of available rentals so landlords are able to charge a premium and choose awesome renters. I'm sure virtual unit walkthroughs and masked meetings would also help the potential renter(s) feel safer.
