I’ve been searching to find a cash flowing house hack in South Florida for months. Is anyone still finding house hackable deals in South Florida in today’s market?

Currently browsing for house hacks. I am a college student, and I don't have an income at the moment haven't had a job in over a year. I've made a small amount of money in the stock market. These capital gains would only be around 10k income for 2020. Would a lender look down on this since it means I only had an income of 10k last year. Have enough for atleast 8% of the downpayment for the specific place I am looking at. With FHA I would require only half this amount. If I laid out a business plan and the cash flow equations I have done would this help them disregard the lack of income?

@Duriel Taylor My goal is to house hack my first rental property. Move out in a year or two. I have around 10k to invest but I don’t believe this is enough right now. Considering this move in a year or two once have enough for rehab costs and externality costs.

@Kevin Kohler Thanks for the reply. Would love to talk more about it. I’m purely trying to find a house hack that would be a good rental after I moved out after a year or two. Goal is to create my own portfolio of rental properties each starting as a house hack. Don’t want too many at a time to minimize debt and risk.

Hello Everyone,

I’m a college student looking for a house hack opportunity in South Florida. I’m trying to build a house hack/ rental portfolio and I’m wondering now if Fort Lauderdale is too late to get into. Wondering what everyone’s thoughts are/ if people are still buying rental properties in this climate.

Hi Bigger Pockets Community!

I am a college student looking for an entry level job to begin my career in real estate before I graduate. My degree is in International Business and Business Management, but I feel as though I will not use this degree after college. What jobs should I look into that would give me the necessary experience and knowledge to help my future as a real estate investor? I plan to house-hack my first multiplex when I have saved up enough money. I currently only have around $4k saved so that is a few years down the line.

If I could do it all over again I wouldn’t have gone to college. Instead I would’ve either gone to trade school or gained experience in the job market while saving money. But honestly if it weren’t for the experiences and what I’ve learned in college I wouldn’t be where I am at today, so I am grateful for that.

Still don’t know exactly what I want to do. My major is in International Studies and Business Management. I want to become a investor but do not necessarily know how I want to get to that point. I plan on househacking but don’t know what actual job I want after college.
