@Nick Patterson, @Eudith Vacio Any experience with speed queen? I've got my eye on "stacked washer-extractor/ tumble dryer" (link above) it says payment options are "coin, card, mobile, cash" 

I know you said coin and cash probably suck. Curious if anyone has thoughts on card vs mobile.

I have a 5 bedroom unit in back of the yards that rents for $1275. Maybe it's under rented but I agree with John that $1400 is a bit optimistic. (Is this SFR?)

make sure you have a professional look at the foundation.  Once there is a record of these issues the seller will have to disclose them and they will want to dump the property even more. Get a quote for the work and Definitely deduct any foundation repairs from the $88k you are offering

otherwise looks great.  I like that area

It's called harmonics laminate. I just put in about 900 sqrft of the scraped oak color and it looks amazing

The costco flooring that Brandon likes is only $1.65 a sqrft right now.  You need to jump on it before 12/26 though because it will go back up to $1.95

gotta be careful not to over rehab because ARV is gonna be a lot lower but you can definitely find good properties for under $100k. I just did my first house hack in 2018 by 49th pl and Racine- I'm super happy with the neighborhood and the deal would have worked as a BRRR.

Check out back of the yards coffee shop by 47th st and Ashland.  I swear this neighborhood is a gem
