Hi all, 

curious what price you list your rental if you are targeting section 8. say fair market rent is $2000 do you list for rent at $1800 to accommodate the utility allowance or do you list at $2000 and understand that the voucher will be lower

thanks Jonathan! i tried to upgrade my electrical meter(not service) but comed made me move it to a new location. to get to the new location i needed to cut through the building. now i can’t pass the inspection because if i were to cut over to the new meter it would enter the building before being metered. 

i want to avoid doing a new drop and the city told me i should find an electrical engineer- i’m not sure what to do. fortunately i’m not in a huge rush because the only benefit would be having the units pay their own electric bill

i’m curious if anyone has moved an electrical meter without upgrading service. i recently upgraded a meter and was forced to move it to a new location however now i can’t pass inspection because the service enters the building before the meter (only good route to get to new meter was indoors) 

i really want to avoid a new electrical drop

has anyone found a way to enter the building before metering? i exit the building for the new meter location

Hi  @Jonathan Klemm, i just bought a legal nonconforming 3 unit in Justice IL. all three units have panels but garden unit is currently being fed via 40 amp circuit from unit 1. comed only has 2 meters. 

yes everything needs permits. 

this is the same garden unit with a sprinkler system… i have a feeling this is gonna be a great learning experience for me 🤣
