Hi everyone,

Often times I find properties in seemingly good locations, with great buildings around it. However the zillow post says its been on the market for over 100 days or even longer. This makes me think that there is some underlying red flag related to the location, ability to develop the land, or some other issue. Where can I dig up this info on whether or not property is buildable, why it hasn't sold, it has changed owners frequently over the last 5 years, and/or other potential issues. Many times I cannot go to the actual house because many of the properties are out of the state that I live in. I would hate to buy a piece of land that looks great and then have the city say I can't build for x,y, z reason, discover that it has changed hands so many times because there is some major land issue, easement that isn't good for owners, ect and now I am stuck with a non-income producing piece of land that would be hard to sell. 

What do you all do for your due diligence to make sure the tear downs or land that you buy are able to be turned into the vision you have for the property before placing an offer? And how can I replicate your advice from out of state if pieces of your advice require me to be at or around the location (maybe this is impossible).

@James Leigh Thank you! So this particular property is a turn key and would likely appraise immediately for 250-270k. If the property appraised for 250k and he took an offer for 200k I would immediately have 20% equity in the deal. If I then went to the bank and got a an investment property loan and it appraised to 250 during the refi process would I have to put anything down since usually you need 20% down on an investment property. Does this make sense? This is the best way I could think of how to ask the question. If that wouldn't work I have two other homes with 50k equity I could utilize I heloc on...Any words of wisdom or a direction you could point me in if you don't know?

Hi everyone,

I am having a tenant move in to a room at my new place. I am utilizing the specific state template leases for the property. What Info should I make sure to get from tenant before move in? So far I have heard front and back of DL and social security card, deposit, and signed lease...anything else you can think of?

Hi Everyone,
I recently met a man who was interested in selling his house to me off market. I’m trying to think of some creative financing. Can I do seller financing if they don’t own the property out right or would that trigger the due on sale clause in the original mortgage contract. If this wont work what are some other ways so I can buy this as an investment property without putting 20% down?
