Private seller financing

Hi Everyone,
I recently met a man who was interested in selling his house to me off market. I’m trying to think of some creative financing. Can I do seller financing if they don’t own the property out right or would that trigger the due on sale clause in the original mortgage contract. If this wont work what are some other ways so I can buy this as an investment property without putting 20% down?
