Any suggestions for areas to look at in St. Louis, MO? I am looking to purchase for $20-60k all cash. I appreciate the help!

Where are some good areas to invest in SFR's in Missouri, Illinois, and Indiana? My goal is to stay around 20-50k and in a decent area (C class neighborhoods or above would be ideal). Thank you, I appreciate any help or suggestions!

In Illinois, at $20-50K purchase price target, you'll have to look into small towns or rural areas such as Danville, Decatur, Freeport,Kankakee, Park Forest (Beware of the property taxes), Riverdale, Rockford.  At that price point the properties will most likely not be move in ready.  You will have to renovate, update, fix.....

Got it, thanks!

Hey @Connor Heffler - IL & IN are both great cities to invest in. I am a big fan of IN if you are an out of state investor because the laws are geared towards landlords making it easier for you to manage as an out of state investor. Regardless, I am sure you will be able to find something once you decide on the location as the opportunities are ubiquitous!

 Thank you!

Hi Connor,

We are seeing investors have success in the Terre Haute market in that price range. Terre Haute is a college town with a couple new industries coming in and adding jobs. Some properties in Indianapolis might work, but it would depend on if you plan to do any rehab.

Feel free to reach out if you would like to chat.

Staci Rogers

 Thanks Staci. Appreciate the help!

Hey @Connor Heffler - Personally, I am a huge fan of Chicago because of the endless supply of multifamily houses that need rehab and the ability to purchase properties at all price points.

Additionally, there are some really great folks here on BP who will be more than willing to help out.

Awesome, thanks Jonathan. Would you be able to refer me any of your references?

You might want to follow the "Deep Dive" series we're doing on our BiggerPockets blog about Metro Detroit cities, City of Detroit Neighborhoods and comparing Metro Detroit to other hotspots investors usually consider:

https://www.biggerpockets.com/member-blogs/3094/99854-deep-dive-into-metro-detroit-cities-ecorse

Our analysis is a template you can follow for any city, but doubt you'll find this much info for any other market in the US.

So, why would you invest remotely anywhere else?

How can we assist you further?

Hey Micheal, thanks for the response back this was very helpful. Do you possibly have this information for states like Missouri, Illinois, and Indiana as well? Thanks.
