Post: How do I find wholesalers to sell to me? - Delaware County PA

I am trying to find deals to buy in my local area ( Delaware County, PA ) but i'm having a tough time finding wholesale people that sell what i'm looking for.  I am ready to purchase and have experience purchasing real estate ( currently own 20+ units ) , but for some reason I cant find many wholesalers that have the level of deal flow im looking at buying.  Any Ideas on how to find wholesalers? 

I have recently paid off a few properties if my portfolio, I want to get a refinance on these properties, take the cash and start to do the BRRR strategy. What should I be looking for in these bankers and what kind of bank would be willing to work with someone who has a smaller portfolio of 17 houses.

Coming from another person close to your age, I did it the investment way first.  If i could do it all again i would have done house hacking with a multi unit building to kick things off.  I just think its a smoother path and less bumpy than owning investments outright.

The license for the current year should already be bought and paid for by the landlord who currently has the properties rented out.  You will get mailed renewal letters every year when it is time to pay, and your check of the single family rental box that comes with it and mail in the check.  I do most investing outside the city in delaware county, but i would think there is an inspection they do yearly as a run though to check for smoke detectors and things of the like. ( at least that what they do in Delco ) when they are due, you'll know for sure

Taxes have been lowered to 1800.  Property in good condition. New carpets, kitchen, paint, bathrooms.  Great location right off of main st.  Message me for details.

Property has had taxes re assessed down to 1800$ a year. 1,000$ a month in rent. Sewer fee each year averages  800$.  2 blocks from public transportation. Across the street from a church.  Also right off main street.  Good condition. new carpet, paint,kitchen and tub.  Tenant has been in for 7 months.  Tenants pay all utilities.

Whenever I replace kitchens in small single family rentals, I try to configure them to be in a straight line ( like a Gally kitchen ) so the replacement of them is easy and accessible at any home depot or Lowes. 8 ft long sectionals are extremely cheap and come with the countertop most of the time.
