I am currently house hacking/BRRRR a duplex in downtown Savannah Georgia. I have a really small back yard that I am about to get started on. The downstairs unit has a back door that enters the backyard. The upstairs unit also has a deck with a stair case that leads down into the backyard. It takes up most of the room and is an eye sore, and I wanted to see if I were legally able to remove the stairs and just leave them with the deck. They will have the front door entrance through the common space. The back door to the deck will remain, but technically speaking, will a door with no staircase down count as a needed escape?

Any insight on if this is legal or not will greatly help.

Hey Guys! I was the one who started to meetup at the VFW. I ended up not seeing anyone there. I just started a new one for the 28th of January at the VFW again. I hope to see you all there! As for myself, I am currently doing a house hack/BRRRR strategy. I am always looking to meet new people and see if your goals and ideas can mesh. I am hoping to buy two properties this year whether being a solo job, or with a partner. I say we all get together on Tuesday the 28th and see what we can come up with!!

I understand that this is a very tough topic, because every deal is different. I also understand that you need to bring certain pieces to the table to have ground to stand on. With that being said, I have been having discussions with multiple long distance investors about potential deals here in the savannah area. I am looking for deals that potential partners would want to invest with me on. I am just looking to get tips or ideas, that when the time comes, I can be prepared to defend my efforts fairly. 

To keep it broad, I would say the 4 things needed for a deal are, 1) the deal. 2) ground work. 3) financing. 4) rehab (looking at BRRRR properties)

If I were to bring the deal, ground work and partial financing to a BRRRR deal, what are the possible options for splitting profits. Do I get the house/rent and I give them back rehab costs with a predetermined interest? Or split the house and cash flow?

What if I just brought the deal and ground work? What could I potentially get out of this?  Sorry I am being very broad and all over the board on this, still trying to learn
