I am looking at a .50 acre lot in Savannah that is currently zoned for 3-4 single family homes. In my preference I wanted to do a 4-6 multifamily building instead of single family homes. A few questions I have.

How do you start poking at rezoning a plot you do not own?

How  and what are the pricing steps needed to put into progress? Find a plan for a new build and send it to contractors for current rate of build, submit these plans with my re-zoning request? 

Who can tell me the details on how big of a building I can have on the plot? I am assuming the architect that built the plans?

Any insight will help.

I am a Marine Engineer and currently work full time as a Port Engineer for assist tugs on the Savannah river. I am working on using my knowledge and skill I gain from repairing tugboats and managing repairs and maintenance to creating a real-estate business. Something about working unbelievably hard all the time while making other rich is hard for me to wrap my head around. I want to work that hard for myself! It is a great and stable job to fall back on and help be get started though.

What are their meetings like? It says the group has over 700 members. a fraction of those I am sure don't show up. I will keep my eye out to attend some of those gatherings, but I would still like to do an event off of bigger pockets.

I have tried a couple times to have a meet up outside of REIA. I would like to make it to one of those events, but I don't feel like an investor meet up/event needs to have a door or member fee, makes it feel like it is being done for all the wrong reasons. If anyone is interested in another meet up, please message me. I am actively perusing partnerships and seeking deals. I am working on a BRRR/House hack right now and I am very interested in buying at least 2 properties this year.

Hi all, I just wanted to pick everyone's brain on what the think of these 203K loans for an early on investment. From my knowledge, it seems that you may make the sacrifice of cash flow per month in the hopes of building wealth through equity and long term investment. I would be doing this on a BRRRR/Househack style. Has anyone had experience in a situation where they did not calculate the proper rehab cost and either didn't have enough money or ended up borrowing too much? how did you overcome this issue? What are the limits on this loan? Will the banks normally not allow you to borrow a certain percentage of the ARV or initial value before repairs? This concept really sparks my interest in helping me start. I would just like to know what to be cautious of before jumping in.

Thanks for the info every one, seems I am due for a trip to city hall. The house was built in 1900 so we shall see if there are any exceptions. 

Like I said it is a very bad eye sore, something else to keep up and takes up the whole backyard.
