@Jason Kudo I may just move agents all together because me and this guy never really even did any business together. Another question I have that you may be able to answer, if this guy is worried about being moved up a tax bracket (because he just sold the three properties right next to the duplex) could he sell it to me in January as it would be the start of a new year? Or does it depend on when he does his tax reporting as to when a new year begins?

@Jason Kudo a week later I’m still looking at this property and me and my realtor have been trying to coordinate a showing with the owner. Now after saying that I would still be inter even when the owner is only entertaining full price, my realtor has told me the seller doesn’t want to sell anymore because it would put him in a higher tax bracket. Is this normal for sellers? Or is this an agent problem? This is my first time using this agent and he doesn’t seem to have any sense of urgency in scheduling a showing or even replying to calls sometimes. Should I still pursue this property simply with another agent? Thanks!

@Jason Kudo that’s sort of the way I’m looking at it. The numbers work and I may not have mentioned it but this will be a house hack so I’m not looking for the duplex that pays me $300 on top of paying for my mortgage while also living there. Just trying to simply cover my mortgage or at least majority of it while learning the ropes of owning a property.

@Steven Wilson that’s what I’m hoping to learn this coming week walking the property with my realtor. The rent it is grossing is well below the market rent and the property hasn’t been renovated since 1940 so it is in need of rehabbing. My numbers still work at the price the seller wants and considering this will be my first property I understand it won’t be a homerun. I think the seller knows he’s renting well below market rent but doesn’t want to do the renovation himself so he’s trying to get out.

I’m in search of some advice to answer a couple of my questions before I go forward with a duplex I am looking at. This place was listed on and off for almost 4 years at the same price and the listing has just been taken down again. I’ve contacted an agent who talked to the seller and they said “they wouldn’t entertain anything below full price.” Is that just a negotiation strategy to try and get full price? It seems that they haven’t gotten many offers at all considering they have had it listed on and off for almost 4 years. So my question is can I still make an offer lower than full price without turning the seller away completely?

Thanks for the advice! And that’s what I have noticed when I’ve been looking is that there aren’t too many that aren’t fully occupied. I’ll keep my options open to any Duplexes and Triplexes as well, again thanks for the help!

I'm semi new to real estate investing and I've been learning a lot through books, podcasts, and videos. I'm looking to invest in a fourplex in Huntsville, and with this property I plan to take advantage of an FHA loan so I will be living in one of the units as well. Is there anyone who has any experience doing this and can offer some advice or any advice on the Multi Family market in Huntsville in general? Thanks.
