Hi Dan, congrats on your purchase.  I agree with the other BP members who suggest you work with an experienced attorney.  I'm a buyer agent on a multi purchase in Everett, we have had to extend our deal by 4 months because of the eviction process.  The tenant requested an extension on the court hearing which stretched out by a few weeks.  Furthermore since the tenant was still paying rent on time, the court gave the tenant 2.5 months to vacate.  Hope everything works out for you, keep us posted on how it goes.

Marcia, I like the way you operate.  Just curious, how frequently do you schedule your regular maintenance inspections?  Once every 2 or 3 months?  If you apply damages before rent, do you state that in the rental agreement?  Don't the tenants just end up owning you more rent on the tail end of their lease?

@Gualter Amarelo and @Mateus Silva what are the typical cap rates down there?

@Bill Thompson your multi looks awesome, which part of Boston is it in? 

Which modular dealer did you use?  I remember at the last black diamond networking meet the presenter (Nick I think his name was) had a pretty bad experience with his (sf) modular build.  But he did mention numbers work better for multi family.
