@Joseph M. mostly minor cosmetic stuff.  I am OOS investing as an alternative to my companies 401k but haven't had the time to go through rehabs. My PM does have an in house renovation team so when I get some time I will start looking at some distressed buys that make sense for me.

Why TK?  Once you have a reliable PM why not purchase, and have the Property Manager onboard the property.   I am a SoCal investor doing just this in Indy.  If you want me to share any of the resources I have send a PM and I am happy to help.

Last year when I was looking market value was a deal!  I had a bunch that were over renovated/hyped by out of state investors and was going for over market.

I have used whites home inspections twice and really liked his work he went through methodically . If you want to see the reports he gave PM and I am happy to share.

Your PM might do renovations. I haven't used them but have heard a lot of good stories from Bildwise customers.

@Sandy Hu from what I have seen all of the self management software charges 3%-4% for rent collection fees.  I find it better to just pay the 8% to a Property Manager and get full time management.  A lot of work to save 4%

Go here https://www.healthinsurance.org/north-carolina-state-health-insurance-exchange/   and fill out the zip then it will give you the exchange for your area.  So you enter your information and they show you the rates for the 4 packages all of the companies offer the state exchange.

@Jobey T.  for a fast and loose number I use finestexpert.com it is a free tool and gives useful comparable quickly.  Of course if a deal seems good enough it gets a deep analysis where you look at the rental sites it was listed on, how long the listings were on for, and how much it rented for as well as other compatibles in the area.

@Matt Pich-Maxon  hard to imagine that there would be a rental shortage out there!  Only a local would know  ;)   I don't make it out there often but I will definitely reach out when scheduling my next trip.
