Seems like a good idea. Think about all the commercial development possibilities - hotels, car rentals, etc. I like the possibilities.

Thanks for the explanation. What determines to value of the certificates, though? You said $1000. Why would it go for $1000, or any other amount?

How exactly do you get a property for no money down? It seems like financing that way is really risky. Can someone with some know how please explain how it happens. Do you need some loan for a down payment and then one for the main loan? TY.

I'd like to start learning about tax liens. Can anyone explain how they work? How do I acquire a tax lien? When do they pay? How much? What do they cost?

From what little I know, these liens are a good way to get going with a little cash. Am I right?

Jeff - not sure I'd call all those people Cheap who tried to go FSBO. I know plenty of investors who do all their own deals. Wouldn't you try to save yourself 6% the price of a house if you could?

Not all cheap - many are actually just being smart.

With all the talk of bubbles, I was thinking to myself, What causes irrational exuberance in people when it comes to different forms of investing??

It always leads to some bust, and yet it happens over and over again. We are mindless slaves to the dollar, aren't we!
