How am I just now coming across this!?

It's really been an honor to see Collin grow and be as involved as he is in our market in Omaha, NE. On all fronts he came into this with the motivation to change his lifestyle, and I'll tell you that most people who meet him in person will say it that it shows. I think we've especially bonded because not only was it one of his first purchases, but also one of my earlier representations as a facilitator of multifamily investments!

Collin & Stephen, I'm so grateful to have the pleasure of our interactions! Every time we come across each other, whether its a question with a situation or property, or through sending each other deals - it still gets me excited to hear both your perspectives and thoughts. 

I know I'm not always the first to send you properties that become available on the open market (Collin is a networking beast), but you two are almost always my first calls when I come across a good off-market deal.

They haven't been determined yet because the costs of the items Tom Gimer mentioned are put together at the end of the year and reevaluated every year. Some years can cost more more than other, thus, the expenses that are passed onto the Tenant fluctuate accordingly.

@Collin Schwartz Wow this is very fun to read. Collin, you have been making leaps and bounds that are truly inspiring. I'm honored that our paths have crossed, and I will continue to service you to the best of my ability in our journey through the market. 

I will be coming into a new lead for another portfolio of properties that I'll send your way once they make themselves available.

Good Morning BP!

First off, I'd like to say that Commercial Real Estate is still a strong industry to be in right now - at least in the Midwest. The businesses that are able to make it work and stay afloat are the ones that deserve recognition. 

While this property may not be a SFR, or a project for Value Add, it is an investment. A lot of things need to happen to complete an objective, and I'm proud to say that I was a key component to filling the remaining vacancies for this office property. Representing the Tenant, I was able to get him a great deal on his lease agreement with the owner so set him up for success and for him to eventually grow his business into bigger markets.

This property is now 100% leased, and finishes out the goal to make this investment generate income at full capacity.

I just want to say thanks everyone for your support, I'm enjoying every moment of this journey so far, I've finally found something I love do to, something I love to get up and get out to do every single day. I'm so thankful to be a Commercial Broker, I find it much more rewarding and fulfilling than the residential side. I also do leasing for Retail, Office, and Industrial properties - If you are an Owner of such - I can find you Tenants to lease your space - if your a Business Owner/Tenant - I can find you the perfect spot that will encourage and grow your business - I won't put you into a commercial space that I wouldn't fully support myself

@Sterling Anderson, I've actually spoke with the owners of a 20+ unit property very close to downtown - I'll notify you when the listing is completed, and ready to be marketed.

Otherwise I have a great lead on a Multifamily 6-plex on 24th St. in S.Omaha. - Solid Brick - Value Add - Grosses $33,000/yr - Taxes: $2,200, Insurance $2,200 / Separate 3 Car Garage and additional parking - Seller won't agree to pay any commission - so I'll need a Buyer's Rep Fee Agreement to be signed if looking to purchase. - Asking $195,000.

I also know of a couple multifamily house conversion properties that are generating pretty good income as well.

First off, I got throw a shout to out to @Collin Schwartz from whom I've met through BP.

Collin contacted me through a post I had looking for investors. Soon after, I grew to know what he was looking for an tailored my search - which ultimately lead to finding him a Triplex in the Midtown area that we recently closed on. 

Collin is a great individual to get to know, and even though we we're fairly new to the process, we quickly became friends and had many conversations in regards to finding more properties to continue our established connection - in fact I'm showing him another location here later today.

I've been working to farm certain areas of Omaha for multifamily properties to provide leads for purchasing a property without having to rely on the MLS.
