 Thank you, I believe their heavy smoking is what made their kids sick in the house, I looked it up on line, similar symptoms as if there were mold, but none was found by AC guy and he took pictures. I am standing firm and your feed back helped, thanks again!

THANK YOU SO MUCH! You are very smart, I was having some of the same thoughts but wasn't sure. Do I need a lawyer to countersue? This has caused me so much stress, anguish  and has my depression is in overload, that I'm going to have to go to the doctor about this. Now they are not the only ones with doctor bills, that they they want me to pay.  I've never been sued before. I have always try to do people right. I will call an inspector first thing in the morning! Thanks again.

When did you discover the prior evictions, before or after you rented to them?

 The boyfriend, I hired him to repair a door, They met and boom, fell in love and he moved in 3 weeks later. Then she started to complain that the carpet was dirty and she shampooed it and then complaining that it was the carpet that was making her sick. So I replaced it with lanoliam floors. She has 3 dogs and 2 cats. they smoked a lot. Then she said it was mole, they kept going in the attic, and they said they took pics of my attic, but I had workers come and they said that there wasn't mold like the way they said and the pics didn't even look like my attic. He does some home repairs too. I couldn't let him continue to work on my house because now he was living there and that made him mad.

 The boyfriend was the one with prior evictions and I only found out after he moved in and started having these problems with them.

I'm going through something like that,  although my tenants just moved out they were intentionally sabotaging my house to make it look like I was a bad land lord and lying that I knew about the problems and didn't want to fix things. In order to try to live in my home for free. I have receipts of any and all repairs, but this day and time it seems like the courts believe the bad tenants more, that's a shame.

I'm wondering if anyone can help me with some advise. I have a tenant that just moved out, I had to evict her and her boyfriend, now they want to sue me for $7500. They say I had mold in my house that made them and their 2 kids sick. which is not true, they have some pictures that I don't know where they came from. I have 2 witnesses that can testify that I did not have mold in my addict. The AC handler leaked some without my knowledge and yes there was a small amount of water mold but not enough to make one sick and not the kind of mold that is black and you see in some homes.  They know I want to sell my house and I guess they think I'm going to have money to hand over to them. They left some damages to my house and the house smells so bad of cigarets that I'm having a hard time getting the smell out, since I've had to wait for the courts to order them out and then still had to wait for them to leave and now the time to repair my house, I haven't been able to put my house on the market. i have some texts that will help me some but I don't know because the courts side with tenants even when they are no good. The last text he wrote me saying that if I give them their deposit back ($1000.00) they will drop the law suit. their deposit covers the damages. But what he wrote, will that help me with my case. they are the tenants from hell. He knows how to work the system, he has had 7 or more evictions before. Can someone tell me if they know if people can actually get away with this crap?
