Has anyone ever taken on a  development project? If so what’s the best place to learn about how to take one on and build a neighborhood?

@Ben Leary outside books and podcast and other landlords. Hop in the game. I’d listen to the newest BP podcast with the Sunflower method. He tells a great story of hopping in the game.

@Nathan G. I’m alarmed how common this seems to be. I’ve started hearing a lot about this recently and it’s never even crossed my mind of a situation like this.

I’ll go a full month with out talking to my tenants except a simple “what time can I pick up rent?” text!!

@Gaethan Damas I bought my first property sophomore year of Highschool. I’m still a white belt in this sport but can bring value to how i got into it while managing school and sports and maybe answer some questions from our situations that other investors can’t.

@Jason Cote Zillow is great. There are deals on it. It can be harder since it’s more main stream so more people see the property’s on there. They also struggle to remove properties that have been sold. But yes you can find deals on Zillow. You just may have to get more creative with what you want to do with a property and look a bit longer than you wanted too.

I’m putting an offer on a property tomorrow and I’ve probably ran comps on 150 properties from Zillow and this is only the 3rd offer I’ve made in this go around. But yes it’s possible if you’re patient and creative.

@Kye Dawson i would get the equity in your fourplex and cover yourself with more equity in your home and first rental.

You'll have plenty of time to BRRRR and won't need as much cash as you think. I'm about to undertake a full BRRRR with only 15k cash on a 150k property.

Don’t get over your head with too much leverage and keep the fourplex safe with more equity.

@Steven Wilson probably going to see a huge rise in foreclosures in 2021. Otherwise than that, good or bad will depend on the area of the property.

@Cody Rice as a student at A&M and owner of 2 property’s. I think you’re just fine. Many kids still wanna be there even if it is all line so they can attended football games or north gate or just party with friends. Don’t let the online scare you. Teenagers still want to get away from their parents.
