I need some advice.  I've saved over $50k.  I want to invest it, but need to want to make the good or sound decision for this time of my real estate career.  Either buy a home or my 1st rental property.  What are the pro and cons long term?  Investing in one over the other?

I have not not and will not invest with Equity Build.  Thank you so much for that legitmate information.  It makes me feel good that I listen to my instincts, gut feelings and now hard evidence about that company.   The responses from my first post asking if anyone invested on Equity Build was not good, that also gave me "BUYER/INVESTOR BEWARE" instinct.     Have you heard or invested with Homeunion.com?

Explain or elaborate a little more "Partner with another IRA". Who IRA is this, needs clarifying.

Glad you are here.  With all the researching and analyzing.  I find myself interested in residential and  buy and holds.  

I am also getting familiar with the forms used to investment from my self-directed IRA (i.e. Private Equity and Real Estate DOI). I do not know which to use. I guess it depends if it equity or debt.

For instance.  The Private Equity form you need to check what entity type and send funds information (i.e. wire or check).   The Real Estate DOI form you need the investment property information, exchange of asset, property closing and debt financing.

I am Business Administration major, most of the investment terminology is new to me, so I have to reading (the fine prints), researching, analyzing and diffentiate what's in it for me (investor) or is it a good investment.    This is not easy.  I need a investment calculator or spreadsheet to help me analyze my investments.

I'm getting familiar with both companies, currently, researching and talking with an Investor Relations person at Realty Mogul and Vice President of Equity Build about how they structure their deals. etc.
