@David Rodriguez  The only thing I would add is a two bed might do better as a two bed rather than 1 plus office. Putting at least a day bed or murphy in the office will make it appeal better as people have visitors or might be traveling with a child. At least that is what I hear from people looking I don't know MTR in phoenix. I see people looking on FB groups but live in the east valley.

@Robert Westenberger  I would look in south jersey/philly  if that is where your family is.  Philly is your best bet.  If you are paying no rent in your parents beach house that could bring in a lot more to your family being rented as a beach house during the season.  If they weren't letting you live there and rented that house you could do a house hack or look for a duplex in Philly and go back to the beach house in the off season and rent your house hack as a MTR. Lots of ways to improve the situation.

@Landon Sheveland  don't think your renovations will overcome a bad location.  You can't change location.

@David Rodriguez  MTR is about location for health travelers and you also have a healthy  population of snowbirds in Phoenix.  The finishes sound fine but for health travelers you have to furnish down to the sheets and towels.  It has to be a good area and for night shift workers a quiet location.  If you have two full baths it will appeal more to this group.

The downside in Phoenix to a MTR is I am not sure you would get summer occupancy if you aren't the top location. Consider that in your initial plan. You can switch strategies later. You might look at vacancies on FF close to your location to get a feel for what the market is. Again consider the summer if you have MTR. I think pools also factor in to summer rentals, if you don't have one that will hurt you.

@Kevin Zmick also consider if you have an area specific advertising forum, a local facebook group,  or an area specific advertising platform you haven't tapped.

@Leo R.  I am also not interested as much in the volume of responses as it getting good responses.  Craigslist used be full of local people with interest, now it is not. They mostly read the text.  FB marketplace I get tons of people but a lot of inquiries start with I am moving to RI, or back to RI and they haven't read the ad. They just look at pictures.

@Stanley Hendratna  we have shopped places like ctbids in the valley and there are other estate online auction places but you will get better prices, I think, if you do consignment. Depends on your goal. If you just want to clear it out post property sale, offer to the buyer or someone else as a package and then if that doesn't work bring in the estate auctioner people afterwards. They mostly do it online and have a finish pickup date so they can meet your timeline.

@Itay Heled  larger properties are not something that is popular with the furnished finder searchers from what I have seen. Health professionals are generally looking for 1-2 bedrooms and even travelers in other professions look for that size unit. For a 4 bed you are likely looking for insurance placements for a family or temporary relocation. Maybe a corporate group looking to house multiple workers like for construction or power projects. 

Some people in your situation do decide to rent by the room but it is location based.  You will get people willing to share in high demand areas and you will see this in high rent areas but you are keeping up the common areas and it is a bit harder.

@R.J. Petrillo RI law is you have to replace with a septic. They are usually advanced types with alarms and pumps and expensive.

@Robert B Azimi measure it and call a concrete guy. It generally is by area plus of course your location.
