I love this. Hotty Toddy! My daughter just started there this year. I wanted to do the same thing, but she joined a sorority. Apparently, you are "highly encouraged" to live at a certain apartment complex. Not trying to fight with my daughter about it.. however I have a son headed to Miss State, and I intend to do what you have done.

Curious.. at what age can someone buy a house? 18 at least right? I thought about letting my son "buy" the house and I cosign with him. Get that low down payment and he can start building credit.

I have two rentals in Mississippi we forbid smoking inside in our lease. No one has said anything about it.

That's great Patrick. I am on the same journey as you. I live about 20-30 min from Brandon myself. I'm curious to hear more about your Roofstock experience.

How did you settle on Brandon? Have you ever been there? Do you know much about the area?

@Alicia C. I have my property in the Avenues closer to 49 but north of Hardy. It’s been a good rental. My cash flow hasn’t been very high but that’s because I bought it too high. I was going by the thought that it was my first deal so just get something. I think the Oak Grove area is great. It has great schools. I thought being close to USM I would surely get college students but so far I haven’t had a single one. Two colleges and a hospital gives the town some diversity in rental opportunity. I think the Petal area is good as well. In the next few years I will have kids go to college maybe Starkvegas maybe Ole Miss and I hope to buy a rental house for them and then just keep it when they leave. We will see.

I just have the one property in Hattiesburg. It was my first purchase because I was looking for a rental near a college. The price points were better in Hattiesburg for my budget as opposed to Oxford and Starkville. It’s been decent so far. I’m still pretty new to this though.

There are a lot of smaller banks in the  area that could help you out. River Hills in Vicksburg or Iberia Bank. Smaller banks have a lot more leeway on their terms.

I have one investment property in Hattiesburg. It’s done well. I thought I would get a college student but I have a couple renting. They have been great.

Welcome to Bigger Pockets. This place is a wealth of knowledge and experience. First thing I would look at is house hacking. I wish someone had told me about it when I was younger. You can live for free or at the very least a very reduced cost. Save up some money and start analyzing deals.
