All - Thanks for the feedback.  This is the 2nd time placing a tenant in our rental (1st tenant was more or less prearranged) and using Cozy for the application process which provided the financial info.  Like I said they seemed to be a nice couple and surprised when the application came in.  

We are currently accepting applications on a rental and just received an application from a couple with really low credit scores, along with one of the individuals having an account in collections.  They viewed the property last night and seemed like a nice couple.  Apparently their current rental has been sold and they need to find a new place quickly.  I know everyone's ears are ringing right now with alarm bells, but is rejecting them as simple as emailing them and letting them know they do not meet the qualifications?  The topic of a needed credit score was never discussed during the viewing.

Do people have credit score minimums they abide by?  This is a B type neighborhood.

I was driving around a neighborhood looking at a few listings and came upon a house that was unlike any other. It was down a side street off a middle-class neighborhood and just stuck out like a sore thumb (but in a good way). The home was architecturally stunning so I jotted down the address. When I got home I looked up the address and found that it once had belonged to one of the most well-known business men in the area. I was able to see that he purchased the land in 1955 but am now interested to see who he had design the home for him. Is information like this easily found? I'm assuming public records may have this somewhere but hoping someone has already fine tuned their detective skills and can provide some pointers.

I'm new to BP and was unsure where to post this so let me know if you have a better suggestion!

Hello BP Community!  I'm just starting to get my real estate legs under me and have two live-in flips and a rental property under my belt.  I got the bug when I was living in Portland, OR and saw the wealth that can be generated by making smart real estate investments at the right time.  It also didn't hurt that it was one of the hottest markets in the US ;) 

I'm currently looking for that next property in NW Arkansas and excited to use the tools here at Better Pockets!
