I would recommend attempting to obtain the contact phone number independent of the number that the tenant provides, i.e. website of the property. If that is not possible, attempt to ask a question that only the actual landlord would know, not just a friend/family member on the other end of the phone.

I have returned to this page again. I have a burning question, is GIG separate from the property management folks at Graystone. I signed up with Graystone property management and found out the people within my property team live in India. I had two people on the ground in Tampa, who inspect and do maintenance. The "guy" in charge, was extremely concerned about the PRIVACY of the prospective tenants, wanting to keep as much info away from me as possible. This is my first PM experience, is that normal? Do tenants have the expectation to keep basic screening info from their landlords?

Do landlords typically relinquish everything to the PM? We were aghast?

The cost of doing business: Looking for an awesome eviction attorney, Hillsborough county, Brandon Florida. We have tried everything from a compassionate standpoint, must move forward. Anyone with a great recommendation. Thanks BP community.

I love the BP forums, you guys are rock stars. I want to give an update!

1. I had great professional photos from the onset.

2.Hired @properties before I accepted the offer to determine if the area was viable for renters.

3. Surveyed 3 realtors in the neighborhood for a price point, (there was 1 "comp" within a 3 mile radius)

4. After 1 month on the MLS and 60 other sites, We reached out to that1 comp homeowner to ask about his traffic. His strategy was temporary housing for insured people with home damage. Business was doing well for them. "turning people away"

5. I signed up with A.L.E. Solutions, State farm, Nationwide, Temporary Housing Directory, & Farmers on Friday. By Wednesday, I have a 1 yr lease at asking price, moving in on Sunday. ALE has paid Nov, Dec, Security already. They will furnish it, pay all utilities.

How are you marketing the property? Which platforms are you listing the property on? We have had luck placing our listings on Zillow and generally get several viewings per week. We also leaving the link to the listing on various FB groups that list available rentals in the area. Since you are listing a high end rental, you are going to be appealing to a smaller segment of the general population so revieing less inquires is expected but if the low showings continue, then lowering price could be required. An alternative is to try to switch to a medium term rental model and try to market to traveling professionals. If there is a major hospital or university nearby, then you can try to market to that group either through facebook or reaching out to the University's student relations board directly or the HR group of the hospital.
