I just moved to Texas and am wanting to get I got the TX real estate market.

I have talked to multiple people about the market in TX and some say that you can have a property that cash flows and some say that you can’t due to property tax.

Any insight from people in market?

Hey Everyone,

Wondering what criteria you guys use to determine which OOS market to invest in? Specifically how to determine the market growth, opportunity for cash flow, and any other criteria that you may have based your first investment on.

I am looking to buy a multifamily property and would like to know what others’ preferences are.

I’ve found traditional duplexes difficult to find, but a home about that size would range anywhere from 700k and up.

Hey Reed,

Thanks for the ideas. I hadn’t thought about buying two condos and using the other for cash flow.

I think you’re right, the homes here are interesting and definitely not traditional by a national standard.

It also makes it difficult that vacation rentals are technically illegal, since there is such a large quantity of them. Extremely tempting for sure.

I would love to buy a property with enough land to maybe build another unit, and maybe after a year be able to refinance it as a multifamily home? Homes are pretty inexpensive to build here, so maybe that would work. I’m not sure if that is possible, but that would help the property cash flow.

I will message you and run some things by you.

@Juan Rodriguez Awesome. I have been leaning towards doing that’s, since it wouldn’t require that much down, and there seem to be some properties that would cash flow.

What is your opinion on what that would do to my net worth? Multi family properties go for around 800k and up.

Hi Everyone,

I’m extremely grateful for the BP forums and for everyone’s willingness to share knowledge; what a great place where everyone contributes to others’ success!

I am new to the real estate investing world, and am trying to make sure that I get off on the right foot. I live in Hawaii on the island of Oahu, and I have 100k that I am trying to maximize. FHA loan + house hack here in Hawaii with extra to use elsewhere? Multifamily in another market? Syndicate? Wait for market to correct?

In summary, if you were me, what would you do?
