Hey @Reed Baker,

If you guys were to choose NYC, where would you house hack? Do you have any specific neighborhoods you are thinking of?

I will be graduating in December and am thinking about going a similar route.

Hi @Juwan Bartlett,

BP has published a book on estimating repair costs, called The Book on Estimating Rehab Costs. It is great to get an estimate, but like they say in the book there are many other factors (market, season, etc) and it shouldn't be used as an end all be all. Hope this helps!

Great plan.

Learning is great but TAKING ACTION is the most important factor.

I am hiring 2 Virtual Assistants (VAs) from the Philippines to help free-up 40 hrs weekly activities. This will allow me to provide even better values to my existing clients and take on more clients.

I also plan to add 6 rentals to my portfolio in 2021 and complete at least 2 flips before August 2021.

Let me know if you need any help.

Good luck my friend.

Awesome plan! Hoping all the best for you in 2021.
