Lease-to-own is a great concept! How long do they typically lease for until they are able to purchase the home?

I've considered fix and flip, but as of right now my plan is to primarily be a fix and hold long-term investor. I currently live inside the Perimeter, but due to HCOL, I am looking to invest outside the perimeter. (Austell, Mableton, Powder Springs, etc...) Far enough away to drastically lower property prices, yet, close enough to commute to city. Do you know anyone who invests/works real estate in this area?

I am not familiar with the Columbus market. what led you to choose Columbus over a location like Macon or Griffin? Do you buy and hold there? do you manage the property yourself, or do you have a PM? Ha, I apologize for the barrage of questions, I am just curious.

Hey Stephanie,

Thanks for your reply! So, you are suggesting loans like an FHA loan or an FHA 203k loan coupled with house hacking? Smart! That's something I've considered as a possibility. Did you do this self?

Also, do portfolio lenders use assets as collateral? And do you have to already own property to approach portfolio lenders?

Hmm interesting how things just work out like that. So you saved cash for land and built equity by adding businesses on it. Cool!

Did the individual you started working for have experience in rental properties? Or was it something else?

Hey guys!

I just finished reading David Greene’s book Buy, Rehab, Rent, Refinance, Repeat , and it has opened my perception to a whole new world of possibilities. I’m looking further my RE education while saving up enough cash to invest in some property in and around the metro-Atlanta area. However, saving this much could take awhile.

My question to you, is what creative ways have you raised capital to invest using BRRRR? Partnerships, private money, all cash savings, house hacking?
