If I were sitting in your shoes today, I would be giving a 30 day notice to clean up or face eviction for cleanliness (Health and Hazard).  Cleanup might include tenant hiring outside parties to bomb the unit for bugs depending on the severity.  Good Luck

Nothing here in Utah, however some states require a business license. We are part of a good landlord program that gives us discounts for our business license.  Good Luck

My Scenario: Own and manage (2) 4-Plex buildings. Looking to add a 3rd unit within my complex, however I need assistance for the 25% downpayment. What would a good structure look like to add an investor? 7 -10 year payoff, Equity in the building, both equity / monthly payments?... (Purchase price 310k). What has worked well with others?
