This is a great topic. The only thing that I have learned from my refi appraisals is the square footage of the home places a major role. Any insight would be great. Good luck

I recently closed on my 5th property in 8 months and plan to have at least 8 by the end of the year. My question that I am trying to figure out is when does it make sense to quit your full time job and switch to investing full time. My brother and I are partners we purchase homes in the 50k range and bring in about 1000$ rent per home. We buy for cash using a credit line from my primary residence. We have a bank that gives us 5.5 percent on 70% ltv for cash out deals with a 5 yr balloon payment. If anyone has similar experience or advice I would love to hear about it. Thanks.

You need to look at the points, interest rate and prepayment penalties before using. If the deal is a total steal and you are unable to get a traditional loan then I would use HML. If they don't have prepayment penalties you can use them until you find a tenant and refinance with a traditional loan to lower your interest rate. Hope this helps

I just closed on my first foreclosure deal. It was much better than my 4 others due to the fact we were able to close in 15 days. Closing costs were cheaper because it was a cash deal. I have a great relationship with my title company and refuse to use anyone other than him. Don't get sucked into sellers telling you that you only have to use their title company.
