@Tony SanFilippo Philadelphia, PA there are a lot of properties with in low income areas but Philly is a city that is block by block and you really have to run your comps before hand to make sure the deal can work.

I wanted to share my recent success story following @Brandon Turner BRRR strategy. We purchased 4 single homes as a package deal that had some distress along with squatters. We dealt with the squatters and got right to work on the rehab. The original purchase price was 105,000 for all 4 homes. The cost per home came out to be about 27,000 with closing to be 3,500 per home which includes purchase closing and refi closing. Total rehab costs were 60,000. Our first appraisal came in at 81,000, 2nd came in at 125,000 and 3rd came in at 70,000. We are still waiting on the last home's appraisal which we project to be close to 100,000 but with just those three appraisals we are able to cash out $206,000. We have 3 tenants already in place that average $1300 per home. This strategy is allowing us to continue to acquire homes monthly with all of our capital plus a profit from the BRRR strategy. @Russell LaBelle  I just went through a similar situation. The squatters that I was dealing with did not have a lease but were crafty enough to have mail sent to the address in order to show the police. We got lucky and our contractor was able to get the out of the property and we used DAWGS INC to place steel doors and window covers to prevent any break ins. We haven't dealt with any issues recently and are almost finished with construction. The legal side of the process is somewhere around 2 months in Philadelphia to evict squatters. Good luck,

thank you so much for the great insight and feedback. we have 1 rental property which is a 3/1 that is electric heat and thankfully there has been no issues and the tenant actually preferred having only 1 utility bill vs a gas and electric bill, which is strange but I am not complaining. I think we are going to do the gas heat due to the size of the 4/2 even though costs upfront to have electric installed will be cheaper but it definitely makes sense long term to have gas. My partner and I are trying to figure out the downside if any from going from GAS heat to ELECTRIC heat. We recently purchased a 4/2 that is need of a full rehab. If our electrician gives us a better price to rewire and install electric heaters is there any downside? Any help would be much appreciated.
